Median Price of Homes in Sarasota
After a breather in July, and a
whopping spike in August, according
to the Sarasota Association of Realtors MLS statistics, Sarasota's median sales price
dipped in September 2005 to $352,500 and rose in October to $365,000!
Rising again in November to $372,000. The number of homes sold fell in October, probably impacted by
Hurricane Wilma's visit to southern Florida. November and
December homes
sales continued their dip. In January 2006, the Sarasota real
estate market showed signs of adjusting, according to the Florida
Association of Realtors.

"In Sarasota, the median sale price
for a single-family home in January 2006 was $396,000, compared to
$320,750 in January 2005. The number of single-family homes
sold in Sarasota in January 2006 was 295, compared to 474 in
January 2005."
"In Sarasota, the median sale price for a single-family home in December 2005 was
$365,000, compared to $293,000 in November 2004. The number of homes sold
in Sarasota in December 2005 was 393, compared to 641 in November 2004."
"In Sarasota, the median sale price for a single-family home in November 2005 was
$373,000, compared to $285,000 in November 2004. The number of homes sold
in Sarasota in November 2005 was 349, compared to 536 in November 2004. "

October
2005 was $365,000, compared to $285,000 in October 2004. The number of single-family
homes sold in Sarasota in October 2005 was 427, compared to 505 in
October 2004."
